The setting

Smiling Creek, Burke Mountain

Kingston Street runs through Smiling Creek, the first of Burke Mountain's neighbourhood plans to be built out — the northeast corner of Coquitlam, on the slope above Port Coquitlam and against the trees. Lots along this stretch back onto greenbelt, which is what gives the house its outlook and its privacy on a street of large homes. Smiling Creek Elementary and Smiling Creek Park are close by, with Leigh and Coast Salish elementary schools serving the wider mountain; a combined middle and secondary school on David Avenue is due to open around 2026. The RS-11 zoning across this subdivision is the reason a house this size, with a legal suite under it, could be built here at all.
