The setting

Pacific Douglas, South Surrey

This is about as far south as building in Canada goes — the Pacific Douglas pocket of South Surrey, a few minutes from the Peace Arch crossing and still, in places, more rural than suburban. The city has been filling it in steadily with detached homes and duplexes on smaller lots, which is what R6 zoning and a 3,006 sq ft parcel with lane access are for. Earl Marriott Secondary sits along the same road to the west, the Grandview Heights Aquatic Centre is up at 168 Street and 24 Avenue, and Redwood Park's 113 acres of mature trees are a short drive east. Grandview Corners covers the shopping, and Highway 99 is close enough to make the drive north straightforward.
